my original interior painting is without putty. last painted 13 years ago. water leak cracks are now being repaired by using cement. after it is finished, I am going to repaint. is it needed to use putty or primer is sufficient? if putty is used how much will be cost

Hi designer/engineers Planning for 2 house in 5centsX2 of land, in ernakulam. Want to explore current construction trends and experts. so following are my priorities for the designing. Must have proper natural light and fresh air circulation. 2. Must have some space around and infront of the house 3. Expecting overall rate in the range 2000-2200/sqft 4. new and improved budget construction methods can be suggested 5. Elevation should not be a conventional kerala style house. Modern/classy/simple are preferred. 6. least wood works. 7. planning for a smart home by incorporating IOT devices so suitable suggestions are welcome. 8. Greenery is a must. 9. I want to build up 1st floor in my home ,I am Planning roof tiles instead of concrete.can I get a perfect roofing and it should be like virtual concreting from out side view.Is it possible.i am expecting your valuable suggestions.because I need to check the base floor strength based on that. I am about to buy around 30 cent land.. With composite loan. Bank agreed to disperse loan with certain condition but now I am suspicious of the dealer and bank agent.. Not sure if land has some problem... Any reliable agency or agent here to help me on this? The mentioned Land is in Thrippunithura, Ernakulam.. Please help me with suggestions please. What all I need to check?

Hi all, njaan oru property buying help chothichaanu ee post idunne. North Paravur, Karumalloor - EKM enikku 5 cent plot oru interest indu. But when I reviewed the place. It was one of the flood heavily affected place in EKM. Have anyone had experience building home or facing any trouble building home in these outskirts. Is it still a viable and good and safe land to build a house. I been told to rubble masonry due to the type of soil(red Earth soil) but i am planning for a column footing. Is it a better option ? what is the normal cost of land per cent in the area? what and all thing i need to keep in mind if i am going to purchase the land? You help on this will be greatly appreciated, thank you.
