Structural Work:

• 60cm x 60cm foundation with dry rouble works, 45cm X 45cm basement with random rouble Work
• Red earth filling on basement
• 25cm x 15cm thick belt above basement (outer walls), 20cm X 15cm thick belt (inside walls) with the steel used will be P.K or Kairali steels and cement will be ACC/Ultratech cement.
• Good quality M.sand will be used for laterite masonry, lintel, sunshade, main slab etc...
• For laterite masonry the cement will be Penna/Birla/Zuhari will be used.
• Lintel height - 2.10 m, thickness 15cm and the steel used will be P.K or Kairali steels and cement will be ACC/Ultratech cement.
• The thickness of the main slab will be 10cm and the steel used will be P.K or Kairali steels and cement will be ACC/Ultratech cement.
• Main slab height - 3.00 m.
• Plastering-plastering will be done in 1:6 ratio with good quality P-Sand and with Penna or Birla Cement
• The Main door will be of Mahagony an the rest of the windows and doors will be made of concrete. Window shutter frame will be made using the Mahagony. Doors will be ready made doors up to Rs.2500/door. Bathroom doors will be fibre door costing up to 2500/door.

Doors & Windows:

• Materials used for wood work like hinges, tower bolt, screws, hooks will be stainless steel material. Guaranteed mortise lock costing up to Rs.650/lock will be used.

Electrical & Plumbing:

• V.guard, Havell's, RR, or polycab wires will be used. GM, Elley's, gold medal, these brands switches(up to Rs.26/-) and plates will be used. Anchor, or Havell's DB box will be used.
• For each bedroom, 1 tube light point, 1 fan point, 1 fancy point, 1 socket with 3 pin, with that fan, light switches with bed switch, A.C point also will be provided. With single phase connection
• Star or same quality ISI PVC pipes will be used for plumbing. One wash basin, one
• Closet, one shower, one health faucet, will be provided in each bathroom.
• Closet- Upto Rs. 5,000/-
• Wash basin Upto Rs. 2,500/
• Basin tap- Upto Rs. 800/-
• Health Faucet - Upto Rs. 700/-
• shower- Upto Rs. 850/-
• Angle cock- Upto Rs. 600/-

All the guarantee cards and bills for the fittings used in the construction will be passed to the owner, any complaint for the products during the guarantee periods, the owner can directly contact to the company

Paint works :

• White cement-one coat for inside and out side
• Primer-one coat for inside and out side
• Ceiling-Berger Rangoli or Asian paints ACE - 2 coats
• Inside wall-Berger Rangoli or Asian paints Ace - 2 coats
• Outside wall-Berger all weather guard or Asian paints Apex-2 coats
• Doors & Grills- 1 coat primer and 1 coat enamel each.

Additional:

• PVC water tank: 1000 L
• Ferrocement Septic tank: 2000 L

Other:

For common area, kitchen, bedrooms, etc. Marbonite (joint free/without spacer) tiled costing upto Rs. 40/sq.ft will be used. For the toilet flooring (with spacer) and walls, kitchen walls tiles costing up to 40/sq.ft. will be used. Granite costing upto Rs. 100/sq.ft will be used for slab and 1 sink up to Rs. 2000 will be included in this.

As per the quotation, the beautification works (kitchen cupboard,interior works etc.) will not be included.The water and electricity required for the construction should be provided by the owner.

The time required for the completion of the work is 12 months.

Per Sq Ft charge: INR 1800 Onwards(Includes Labour + Material charges) 

The detailed payment schedule and mode of payment will be given to the owner. Before starting the work 15% of total cost given in the agreement has to be paid by owner to contractor as a mobilization advance.
