Proposed plot for construction of house is of area 03.57 Are. We like to build a two storey house of total built up area in between 2100sq.ft -2300sq.ft in the said plot. Scope of work includes preparation of site plan, key plan, service plan, building plan & elevation and other miscellaneous drawings (as per the KPBR-2019 and subsequent amendments) for receiving necessary development permit for the building. Plans shall be prepared by licensed engineer/architects. In addition to aforesaid drawings, furniture plan, electrical & plumbing/sanitary line drawings of the building shall also be prepared. Structural design of the building is not under the scope of engineer/architect. Rate may be quoted per sq.ft. Note: Preference will be given to the licensed engineers/architects within Ernakulam district.

The house will consist of a ground floor and one additional floor (G+1) and should include essential structural elements such as a Porch, Sitout, Combined Dining Sitting area, and three attached Bedrooms, along with a Kitchen. The first floor will house two of the three bedrooms.Please suggest best foundation method assuming loose filled soil, cost effective wall thickness and roofing methods with long life.
