Is it reasonable that Rs. 100 per sq feet, for 3500 sq feet house for the following services.
1) Floor plans
2) All side elevation drawings
3) All side elevations 3D
4) Detailed quantity and estimate
5) Structural details from Structural consultant
6) Municipality / Panchayat Sanction drawing with seal and signature
7) Set out drawing for foundation
8) Door window schedule
9) Door window detailed drawings
10) Architectural detailed drawings showing - Sections, lintel plans etc.
11) Flooring layout - with material selection
12) Electrical drawing with fitting selection
13) Plumbing drawing with fitting selection
14) Interior finishes details - room wise floor, wall and ceiling finishes and Colour schemes
15) Interior decoration with material selection for curtains, wallpapers, carpets, decors etc.
16) Furniture design with details
17) Landscape scheme with soft scape and hard scape details
18) Compound wall and gate design with details.
19) Site visits as and when required at site especially before all major landmark stages of
construction like set out, foundation, masonry, lintel level, slab level, electrical, plastering etc.
20) Interior 3D rendered views.
1st time I see people questioning for low rates. this is same for construction I see contractors quoting for as low as 1300 to 1500 for completing full construction work when it is not possible....just to insult people who do good work and compete projects with quality..
It really depends upon the scope of work you are offering to the architect.
Inorder to complete the Interiors, Exterior and Landscape for the 3500Sqft home that you have mentioned, you will have to spend about 3800Rs per sqft (on average) to construct it a decent manner.
So, your total budget will come around 1.4CR.
The architect should ideally get 150Rs per Sqft. You are getting a great deal if he is giving such a high quality service for 100Rs per sqft.
As rightly said by Ar.Rodni and Ar Atelier, the architect is either straining himself or you will be getting a poor service at the end of the day.
you should not fall in trap. please speak with reputed professionals. changing contractor in between will attract more charges and prove double costly. jagratha.
