     My name is Sajith. I work as a Medical Representative. There was only 5 cent plot to build the house. We wanted a three-bedroom house within this small plot. It’s hard to believe that this house was built on just 1000 square feet.

The house construction started with a legal setback. One side was raised to get a little more visibility as it is a small plot. So from the outside, it looks like a two-story house. In fact, there is only one floor! The light colour paint was given on the outside and inside. Some wooden cladding and show walls are provided to highlight the exterior.

It has a porch, seating area, living, dining, kitchen and three bedrooms. Applied putty only on the walls of sit out. The rest was painted directly.

The interiors are arranged in a semi-open way. Our desire to have false ceilings on all common rooms has been fulfilled. Vitrified tile is mostly used. The seating area is made of Lapotra granite, while the kitchen is made of black granite.

The TV unit serves as the living-dining partition. The living room is decorated with a sofa unit bought directly from the factory for Rs 25,000. The teapot is made of nanowhite on a plywood frame. The dining-kitchen is partially open. On one side of the dining table is bench.

The courtyard is our favourite spot at home. The house has two courtyards. The main courtyard is adjacent to the dining area was replaced by a vertical pergola and skylight ceiling with GI frames instead of a wall. This allows light to enter in abundance. Synthetic grass was spread on the ground. There is also a seating area for the evenings and a wash area next to it. When we open the main door there is another mini-courtyard to the left. Indoor plant has been arranged here.

Kitchen cabinets are in plywood + mica finish. Nanowhite is used on the counter. There is also a store area nearby.

All three bedrooms have attached bathroom facilities. Plywood has been used for inbuilt cement wardrobes.

From Rs 25lakhs an amount of Rs 12lakhs for structure and Rs 13lakhs for furnishing incurred, eventually the house was better than we expected.

Cost-reducing factors

  • The square foot was minimized. Most of the space was efficiently used.
  • Bought semi vitrified tiles at Rs 60 /sqft.
  • Factory finish plywood and laminate for furnishing was purchased without intermediaries.
  • Lighting has been reduced to a maximum of Rs 4,000.
  • The use of wood was restricted. The window frames were aluminium fabrication.
